UAE Mortgage Documents Checklist: What Banks Ask For
Missing paperwork is the most common reason UAE mortgage applications slow down. Use this checklist to get it right the first time.

For everyone
- Passport — valid copy, plus residence visa if you're a resident.
- Emirates ID — front and back (residents).
- Credit report — many banks pull your Al Etihad Credit Bureau report themselves, but check yours first for errors.
If you're salaried
- Salary certificate — recent, on company letterhead, stating role, start date and salary.
- Payslips — usually the last three to six months.
- Bank statements — typically the last six months, showing salary credits.
- Labour contract — some banks request it.
If you're self-employed
- Trade licence and company documents — including the Memorandum of Association.
- Company bank statements — commonly 12 months.
- Personal bank statements — typically the last six months.
- Audited financials — some banks ask for these or VAT returns.
For non-residents
Expect passport copies, overseas income proof (payslips or tax returns), foreign bank statements, a home-country credit report and proof of where your deposit is coming from.
Once you've chosen a property
You'll add the sale agreement or reservation form, title deed details for resale properties, and the bank's valuation report.
Tips to move faster
- Keep documents recent — stale statements get sent back.
- Explain unusual deposits — large one-off credits invite questions.
- Clear small debts and cards first — they reduce your borrowing power.
FAQs
Do all banks ask for the same documents?
No. Requirements vary by bank and by your profile, so confirm the exact list before you apply.
How old can bank statements be?
Banks generally want the most recent months. Ask your advisor for the cut-off the bank is using.
Can I apply without a salary transfer?
Some banks allow it, but the best rates often come with a salary transfer.
